Pre-Construction Manager
Director of Pre-Construction The Director of Pre-Construction will assist with management of all estimating pre-construction activities. The fiduciary responsibility is as follows: exercise sound judgment, provide oversight and direction to the estimating staff, review estimating documents and contract agreements and direct estimating/pre-construction efforts on all company projects. Duties include: performing and/or supervising all tasks necessary to complete a well-organized and accurate estimate for pre-construction, ensure all established estimating and pre-construction procedures/ protocols are followed and develop/implement new procedures and protocols; this involves developing and maintaining historical data on each project. Responsibilities: Prepare detailed cost estimates by analyzing plans and specifications and perform quality takeoffs for all scopes and trades. Develop and prepare conceptual estimates with minimal assistance and limited information from subcontractors. Develop subcontractor interest and manage the RFP process. Develop high-quality subcontractor proposals for project specifics. Itemize trade-specific scope-of-work and prepare bid packages. Review software-generated estimates for completion, technical accuracy, quality and integrity. Work closely with the Vice President for new business development opportunities. Interact with clients, architects, engineers and local jurisdictions to understand and incorporate project objectives, schedules, permits, costs, etc. Assist construction team with job schedule preparation. Quality Communication: • He or she must be a leader who assumes total responsibility for his or her work, while demonstrating both written and verbal communication skills. Deadline-Oriented: • He or she must maintain professionalism when faced with aggressive deadlines and meet those deadlines with minimal supervision. Detail-Oriented: • He or she must be detail-oriented with the ability to focus on quality, accuracy, planning, prioritizing and managing multiple tasks in an organized way. Focus on Learning: High Level of Discretion: Computer Skills: • Proficiency in commercial estimating software is preferred. Experience with Procore, BlueBeam, iSqFt and Microsoft Project required. Education/Experience: Relevant commercial construction estimating experience, particularly in conceptual budgeting. Extensive knowledge of industry practices, procedures and market trends. Four-year degree in construction management and/or engineering, or 5 years of experience preferred.
